boardwalk dvc Disney's Boardwalk resort is the sister to the Beachclub resort which it overlooks across the lagoon. Disney named this property right because you step out of your hotel into a wide boardwalk of games, stores and food choices. There is something to please each age group, but be advised the wallet can be stretched with so many pricey options. We suggest parents lay down the rules before going as the carnival games presented are pricey and honestly seem to be there just for show (we rarely see anyone using them).

Unlike other DVC resorts, night-life is in focus here. Adults will find a number of high-end restaurants, a 21+ dance club, and Epcot's libations and fireworks. Dining facilities are varied with ice cream parlors, candy shops, and high-end facilities available lagoon-wide. Do get your reservations in early though. Also, do not miss the chance to take a walk to the Beach Club. Although guests staying at Boardwalk can't access the pool complex at BC, they can use their restaurants including the famous Beaches and Creme.

Transportation options are impressive. Did you know there is a special entrance to Epcot behind France? Just put your shoes on, take a quick right and you are in the middle of Epcot's food and experiences. The new, popular skyliner system is accessible right before walking into Epcot. This enhanced gondola-based transportation system connects you to Hollywood Studios as well as the Riviera resort. The skyliner is a great option unless you are in the summer months (as it has no A/C system). Although boats are also an option, we do not recommend them. The boat can take up to half an hour as it moves rather slow.

Boardwalk has been through several remodels. The last of which completed around May 2025 and removed all sofa beds from the equation. The murply bed replacements are comfy and are recommended for all age types. One quirk of the boardwalk is that deluxe studios sleep 5 while one bedroom villas only sleep 4. So, although you have lots more room on a one bedroom villa, the studios are where the values are located.

Pool area: The main pool of Boardwalk continues the carnival atmosphere and is always a busy place. Seating areas are numerous and there are nice divisions in the pool structure, however, we do find this a noisy venue even on the lightest days. As mentioned above, the beachclub resort across the pond has a dedicated waterpark, but take note that this is a private (and gated) facility. Boardwalk renters can NOT use it.

Value and availability: The point totals for all of boardwalk's rooms are surprisingly affordable and the direct access to epcot saves a lot of time. Do not fixate on the cheapest resort view rooms, as they sellout quickly in all seasons. Odds are that garden or boardwalk views will be available when you go to book.

Distance to parks:  Epcot is a 10 minute walk. Hollywood studios and Epcot are 20-30 minutes by ferry. Hollywood studios is 15 minutes by bus or can by reached with the Skyliner as well. The magic kingdom is 20 by bus. We recommend avoiding the ferries as the system is slow, unless you want to go for a night cruise and just relax.

Stay recommendations:  Families of 4 fit fine in the deluxe studios and a fifth may be added using a pullout bed but it is snug.  Larger parties or groups that need to work should opt for one and two bedroom villas.
